These Terms & Conditions (“Terms”) govern your access to and use of www.lotvora.com (the “Website”) and your communications with Lotvora Solutions (“Lotvora,” “we,” “us,” or “our”). By using the Website, submitting an inquiry, uploading or emailing property photographs, or requesting services, you agree to these Terms.
1. Website purpose
The Website provides general information about Lotvora Solutions, including cash property purchases, fix-and-flip opportunities, subject-to transaction discussions, and post-construction cleaning. Website content is informational and does not create a contract, agency relationship, fiduciary duty, partnership, or obligation to buy, sell, finance, clean, or service any property.
2. Property inquiries and offers
Any initial estimate, price range, timeline, or statement of interest is nonbinding unless contained in a separate written agreement signed by all required parties. A potential transaction may be subject to property inspection, title review, lien and payoff verification, financing review, occupancy, access, condition, market changes, and other due diligence. You are responsible for providing accurate information and confirming that you have authority to discuss or transact concerning the property.
3. Subject-to and other real estate transactions
Real estate transactions may involve legal, tax, lending, insurance, title, and financial consequences. Lotvora Solutions does not provide legal, tax, accounting, or financial advice through this Website. You should obtain independent advice from qualified professionals before signing any agreement. No Website statement guarantees lender approval, loan treatment, title clearance, profit, resale value, or closing.
4. Post-construction cleaning
Cleaning scope, staffing, equipment, products, access, timing, price, and completion standards will be stated in a separate estimate or service agreement. “Chemical-free options” means options that avoid conventional chemical cleaning products where appropriate; suitability depends on the surface, residue, contamination, and requested result. Same-day emergency response is subject to location, crew availability, access, safety, and job scope.
5. Promotional offer
The $299 new-client post-construction cleaning offer applies only to eligible residential or commercial spaces of 2,000 square feet or less. Eligibility, included tasks, service area, scheduling, property condition, contamination level, debris volume, access, and exclusions must be confirmed before booking. Add-on work, excessive construction residue, hazardous materials, elevated work, exterior work, debris hauling, or specialty restoration may cost extra. The offer may be changed, limited, or discontinued as permitted by law.
6. Photographs and submitted content
You may submit property details and photographs only when you own them or have permission to share them. You grant Lotvora Solutions a limited right to review and use submitted material to evaluate your inquiry, prepare an estimate, communicate with you, and provide requested services. Do not submit sensitive documents, government identifiers, banking information, passwords, or images that unnecessarily identify other people.
7. Acceptable use
You may not misuse the Website, attempt unauthorized access, introduce malicious code, impersonate another person, submit false or unlawful material, interfere with Website operation, scrape content at scale, or use Lotvora branding or content without permission.

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute not governed by a separate signed agreement will be brought in a court of competent jurisdiction in Harris County, Texas, unless applicable law requires otherwise.
13. Changes and severability
We may update these Terms by posting a revised version with a new effective date. If any provision is found unenforceable, the remaining provisions will continue in effect. Our failure to enforce a provision is not a waiver.
